Chester County has two things happening at once. The I-77 corridor has drawn industrial and distribution development, and with it a steady flow of new residential building. Away from that corridor the county remains genuinely rural β large parcels, long driveways, and public water distribution that covers a fraction of the land area.
The result is that we do two quite different jobs here. New-construction wells on parcels being developed for the first time, where siting has to be worked out alongside the septic field and the house position before anything is fixed. And service work on established rural properties where a well has been running for decades and has finally started to fail.
Underneath both is Piedmont crystalline bedrock β granite, gneiss and schist, with water in fracture systems rather than in the rock. Chester County wells typically run 250 to 450 feet. As everywhere in the Piedmont, siting judgement matters more than raw depth: a well placed to intersect a productive fracture set will out-produce a deeper one that missed.
Hardness is the routine complaint, with iron and manganese frequently alongside it. Some Chester County wells run slightly acidic as well. All three are straightforward to identify with a proper analysis and straightforward to correct once identified β the mistake worth avoiding is buying treatment equipment before knowing which problem you actually have.
