A shared well is one well that supplies water to two or more homes. It works fine when the pump fits everyone on the line. It goes badly without a written repair plan. If you're buying a house on one, or adding a second home to yours, this is what we'd want you to know. Austin Drilling has worked on SC wells since 1960, and we've seen both outcomes plenty of times.

How does a shared well work?

The setup is simpler than most people expect. One pump sits down in the well. It pushes water to a pressure tank, and a line runs from there to each house. Some setups split the line before the tank, so each home gets its own tank and pressure switch.

Demand is where it gets tricky. That pump now feeds two kitchens and two sets of showers. Add maybe two yards on top. A pump sized for one family works harder. Undersize it and it burns out early. Oversize it and it short-cycles instead. That kills the motor just the same. Our guide on what size well pump you need shows how we size for real household demand.

Is a shared well allowed in South Carolina?

We see shared wells all the time, often on family land. But read the rules before you tie a second house in. South Carolina's well regulation defines an individual residential well as one serving a single residence or a family. A well feeding two separate households is outside that plain definition.

At the other end, the state treats a system as a community water system once it serves fifteen connections or twenty-five year-round residents. Two or three homes fall far below that. Between those points, ask before you build. We'll tell you what the state expects for your setup when we come out.

What should a shared well agreement cover?

The agreement matters more than the well itself. In our experience, most shared well fights start with a broken pump and no paper. We aren't lawyers, so have yours drawn up by one. From the well side, we'd want it to answer these questions.

Who pays for the electricity that runs the pump? Usually the pump sits on one meter. How do you split repair and replacement costs? Who can call for service when the water stops? Can anyone add a pool, an irrigation line or a third house? Who tests the water, and how often?

Federal mortgage rules care about this too. HUD's handbook says an FHA-backed shared well can serve no more than four living units. It also requires a written shared well agreement that binds whoever owns those homes later. Without one, selling a house with a shared well can stall at closing.

What should you check before buying a house on one?

Start with the water and the equipment, then read the agreement. Get the water tested by a real lab. Austin Drilling offers free well water testing in SC, which is a good first step.

Then have someone look at the pump, tank and wiring with both homes running water at once. That's when a weak pump shows itself. A full well inspection before buying a house covers what we look at. Ask the neighbors when the pump was replaced. Their answer tells you what's coming.

What happens when the shared well stops working?

Both houses lose water at once. Agree ahead on who calls us. Agree on who pays the bill, too. When we repair the pump, SC rules require the well to be disinfected afterward. That applies whether it serves one home or two.

If your water just quit, call Austin Drilling and we'll get it back on. Our pump services page explains what's included in a repair or replacement. Reach us in West Columbia at (803) 926-5402 or Newberry at (803) 926-7080, Monday through Friday, 7am to 6pm.

FAQ

Can two houses share a well?

Yes, if the well produces enough water and the pump and tank are sized for both homes. Get a written agreement before you connect the second house.

Does a shared well hurt resale?

It can slow a sale if there's no agreement. FHA loans require a recorded shared well agreement, so put one in place early.

Who fixes a shared well when the pump fails?

The person your agreement names does. Austin Drilling services shared wells across the Midlands and Upstate, and every pump we install carries a 5-year manufacturer's warranty.
